Question: Is this an Internet real estate auction?
Answer: No, this is a genuine, live auction with a licensed
auctioneer calling the sale.
Question: What kinds of property can I sell at
auction?
Answer: Any kind of real property in the state of Georgia.
Question: How much will it cost to auction my
property?
Answer: We have streamlined the pre-auction process. When you list your
property with UNITED REALTY GROUP, you pay only $495.00 to place your
property in the auction cycle!
Question: How soon will my property be auctioned?
Answer: Your property will be auctioned on the third Saturday of every
month! If it fails to sell, it will be automatically placed in the next
auction, for as long as your property is listed!
Question: How does Auction Associates get paid?
Answer: On Real Estate at Auction, Auction Associates charges the buyer (not the seller) a
buyer's premium, usually 10%. From this amount, real estate brokers and the
auctioneer are paid. If your property sells under your standard listing
agreement, you will pay the agreed upon commission.
The property will also be marketed in the GAMLS under
a standard listing agreement with the seller paying commission, and may
sell conventionally during the listing period. You get the best of both
worlds!
Question: What if the highest bid isn't high enough?
Answer: There are two kinds of auctions, absolute and reserve. Real
Estate is rarely offered in an absolute auction. All other auctions are
reserve auctions. In a
reserve auction, you are not obligated to sell to the highest bidder if
the reserve price is not met. You may however, negotiate terms and price
until an offer is acceptable! Your Auction Associates representative is
a Georgia Real Estate Licensee and licensed by the Georgia Auctioneer
Commission, and will be happy to assist you in the
contract phase of the sale! Question: How soon
will we close the property?
Answer: The buyer is usually required to close the transaction within thirty
or forty-five days of the auction. Question: How much money
will I get on the day of the real estate auction?
Answer: None, the deposit will be placed in the Auction Associates' real
estate trust account. All funds will be dispersed at closing.
Question: Who gets the down payment if closing does not
occur.
Answer: This is negotiable, but usually the Auctioneer and Seller will
split forfeited funds 25%-75%.
Question: My property is currently listed with a real
estate broker. Do I have to terminate the listing in order to allow
Auction Associates to auction the property?
Answer: This auction program is only available to UNITED REALTY GROUP
listings. |
